Sibner Investment Management Limited (SIM) provides investment services to the Sibner Real Estate Debt (UK) LP, a UK based Alternative Investment fund aimed at providing Private Credit to the UK SME Residential market.
SIM is backed by the Sibner Group Family Office which has been operating its own UK Residential Private Credit strategy since 2018 alongside its Property Group, which has been operating since the 1950s.
SIM was born through the foresight of the Sibner Group Family Office to open up their successful strategy to the wider community. As an LP co-investor, Sibner Group and executives are aligned with our investors every step of the way.
We currently manage over £50m of Family Office, HNWI, Institutional and Wealth Management sourced capital.
Through asset-backed investment, Sibner aims to deliver double-digit returns while maintaining strong downside protection.

SIM manages a UK Private Credit Fund that aims to deliver 10%–12% p.a. returns through our bespoke Real Estate Private Credit strategy.
The investment strategy has been operational since 2019 and by launching the funded solution in March 2025 we aim to increase the accessibility to the UK Private Markets for other Family Offices, Wealth Managers, Institutions and Sophisticated/Professional investors only.
With a 5 year track record generating annual returns of over 12.5% using the existing strategy, we are well placed to extend our investment capability to the wider market, not least as a result of the incredible continuous demand from our borrowers.

The UK continues to face a structural housing shortage, with long-term demand supported by population growth, household formation and constrained supply. This imbalance creates a persistent need for well-capitalised residential development and specialist lending solutions that can help unlock delivery across the market.
Traditional bank lending to smaller and mid-sized developers remains constrained, creating a funding gap across parts of the UK residential development market. This opens opportunities for experienced private credit managers to provide targeted, asset-backed finance with disciplined underwriting and strong downside protection.
Private credit has been an increasing exposure in many portfolios globally. Private credit can provide attractive income opportunities less correlated to public markets. In the current market, reduced bank lending and higher interest rates have created opportunities for specialist lenders to achieve enhanced risk-adjusted returns.

CEO, Family Principal
Wilf co-founded Sibner in 2018 and has led the team since then, establishing first lettings and property management, before expanding the company's business to include development and bridging finance.
Head of Funds
Ed joined Sibner Capital to grow the premier investment proposition to a wider network of investors. Previously Ed has worked as head of Investment at a property development and investment firm.
Head of Lending
Matthew leads Sibner's lending strategy and day-to-day lending activity, drawing on experience across AlphaReal, BLME, the public sector and town planning consultancy.
Head of Technology
Lewis provides technology expertise and oversight to the Sibner Investment Management team, drawing on his background in data science, software engineering and artificial intelligence.
Accounts Manager
Kyle leads the Group's financial management, covering reporting, forecasting, treasury and compliance after joining from Gen II Fund Services.

Marcus supports capital partners and the continued growth of Sibner Investment Management's private credit platform.
Sibner Investment Management Ltd is an Appointed Representative of Capricorn Fund Managers Limited, which is authorised and regulated by the Financial Conduct Authority. Sibner Investment Management Ltd provides investment management services to Sibner Real Estate Debt (UK) LP under a secondment arrangement with Capricorn Fund Managers Limited, the AIFM of record.
